WHY PRICES VARY
Surface prep is the price.
Most homeowners think the cost of a floor is the material. It isn't — it's the prep. A clean, level surface needs minimal work and installs quickly. A floor with old paint, oil stains, cracks, an existing tile field, or a wavy subfloor needs grinding, patching, leveling, or removal before anything new goes down. That prep can add 25–60% to the final bill, depending on what's underneath.
Light cleaning, vacuuming, degrease
Mechanical scrub, oil-spot treatment, dust extraction. Standard on every job, across every flooring family.
Patching cracks, joints, surface defects
Polyurea or epoxy fill for coatings; cementitious leveler for wood and tile. Required if you want a smooth, dimensionally accurate install.
Diamond grinding or substrate prep
For coatings: opens the slab pore for bond. For wood and tile: flattens humps and feathered edges. Required for premium systems and most tile work.
Removing existing flooring or coating
Mechanical removal of failed paint, peeling epoxy, worn vinyl, old tile, or carpet tack strips. The slowest and most expensive prep line on most jobs.
