WHY PRICES VARY
Surface prep is the price.
Most homeowners think the cost of a floor is the material. It isn't — it's the prep. Base installed pricing includes ordinary preparation for a sound surface. Old paint, failed coatings, cracks, moisture issues, existing tile, or a wavy subfloor can require added removal, repair, leveling, or mitigation before anything new goes down.
Light cleaning, vacuuming, degrease
Mechanical scrub, oil-spot treatment, dust extraction. Standard on every job, across every flooring family.
Patching cracks, joints, surface defects
Polyurea or epoxy fill for coatings; cementitious leveler for wood and tile. Required if you want a smooth, dimensionally accurate install.
Mechanical profiling or substrate prep
For coatings, ordinary mechanical profiling is part of a professional installation. Sealed, painted, densified, or damaged slabs can require additional grinding or removal. Wood and tile may require separate flattening and repair.
Removing existing flooring or coating
Mechanical removal of failed paint, peeling epoxy, worn vinyl, old tile, or carpet tack strips. The slowest and most expensive prep line on most jobs.
